We're excited about designing and building custom shed homes and barndominiums. But before we get started, take a look at some of our frequently asked questions for a basic understanding of the process. When you're ready to get specific, reach out and we'll schedule a one-on-one consultation.
Also referred to as a shop-house, shed-house, shome, or bardominium, a "Shouse," is a single structure which serves as both shop and house. Whereas your typical home only includes a small garage, your Shouse can include an expansive garage or workshop customized to your needs.
To keep our homes unique, Shouse by Design is currently only taking on custom homes. We have our clients complete a general questionnaire, and conduct an initial FREE 1 hour consultation to get an overview of your project and design elements important to each individual. We will expand to pre-designed floor plans in the future.
Like all custom homes, the price of your Shouse varies. Location, materials, needs, wants, designs, and more all play into the total cost of your custom build. While we can't provide a specific dollar amount, a general idea is this: for building only you can expect starting prices around $110 per square foot for a basic floor plan.
Are you sure you need one? Shouses can be customized to include ample storage without a basement—many people are utilizing their shed space, or including loft spaces, for just that.
Concerned about the Midwest weather causing safety issues? Have you considered a safe room for those very scenarios? A safe room is a fortified room that is installed in a private residence or business to provide a safe shelter, or hiding place, for the inhabitants in the event of a break in, home invasion, tornado, terror attack, or other threat. With open floor plans and plenty of shop space, a safe room can be designed into your plans.
While every project is different, our basic structures take four to six weeks to complete. If your project includes living quarters, the construction period can range from three to six months.
As shed homes become more and more in demand, many counties are changing their zoning and requirements to allow for Shouses. Currently, Shouse by Design primarily operates in the Lincoln, Warren, and Montgomery counties of Missouri. Should you wish to build outside of one of these counties, please contact us for more information.
While we can, we don't typically build shells. We focus on design and general contracting services.

We design custom Shouse projects, and our clients pay for a custom-built floor plan. Therefore, we do not share previously built floor plans.
Likewise, for privacy reasons, we do not share addresses of previous builds. We respect our clients' resources and privacy and will do the same for you. We appreciate your understanding.
We can absolutely design your Shouse for you and let you do the rest. We'll even take it one step further and provide a list of contractors in the area that we recommend.
Absolutely, where you place the structure matters. Excavation and foundation costs will vary depending on your site. We try and pick the most level site on the property that is closest to existing utilities. If your property does not have existing utilities, be sure to take this into consideration when budgeting for your project. We offer site visits and facility planning as part of our design process to help minimize costs and allow your project to run smoothly.
